Spring street studio specializes in the design of site-specific family homes and seaside cottages. Through thoughtful design and quality construction, we strive to develop a balance between the architecture and natural landscape. Keeping in mind that no two projects are alike, careful consideration is given to crafting a personal, genuine and timeless design. While combining proper function and elegant simplicity, both innovation and tradition are explored to inspire and enhance each space. My apprenticeship began in 1994, working in California and Connecticut, focusing on health care and educational facilities. In 1996 I began a 14 year long career with Newport Collaborative Architects, a multi disciplinary firm in Newport, RI. I designed and managed projects at numerous educational facilities including the Penfield School, St. Philomena School, Providence Country Day School, and Salve Regina University. Other projects included Health Care facilities, boutique hospitality design, Restaurant design, and custom residences. This vast experience led me to my final position as Project Architect for a successful infrastructure development project with T.F. Green Airport in RI, The Intermodal Skywalk. There, I had the opportunity to strengthen my knowledge in sustainable design, facilities and project planning, and adapting to client specific program needs and desires. As my relationships with clients matured, I focused my strengths on recognizing and developing the physical and experiential connections between form, function and detail which enhance the lifestyle experience within my projects. I decided to start my own practice in 2010, and develop lifestyle enhancing architecture, which is the essence of my work at spring street STUDIO today.
Personal History & Inspiration
Spending New England summers on the water with my grandfather greatly influenced my design philosophy as an architect. As an accomplished boat builder, my grandfather inspired my passion for wooden boats and the craftsmanship involved in their creation. I was most impressed by his attention to detail, and careful consideration for problem solving as I lent a hand as a summertime apprentice at our family boat yard. Traveling between coastal New England islands on our boat opened my eyes to coastal living, and while growing up, I learned how to deal with every aspect of life on the water. As my professional career developed I began to acquire and renovate old homes, then using my apprenticeship skills as a carpenter and general contractor. Having “hands on” experience was a most valuable aspect of learning the successes and failures of design, and understanding the tools of the trade have become one of the most key ingredients of my practice today.
My goal is to create the perfect balance between form, function, craftsmanship, and innovation in response to the unique nature of each project. Today, my life is a reflection of the projects, inspirations, and trusting relationships that I’ve become part of over the years. My clients are friends, and our relationships are a part of my everyday life.

Gregory P. Yalanis, AIA has lived and worked in coastal Rhode Island for 15 years. Currently focusing on Residential Homes, his designs incorporate contemporary and traditional elements which respond to modern day coastal living and the environment.
